1. The Safety Features of the Pool

One of the most important factors is whether the swimming pool complies with all local safety regulations. These regulations vary from state-to-state, however, your pool inspector should be well-versed in your local area’s stipulations

The pool area is inspected for a permanent perimeter fence, an outward-opening fence gate, a self-closing, and a self-latching lock. Other important safeguards include alarms, safety glass, and a stable pool cover.  

2. The Overall Condition of Pool Structure, Interior, and Materials

General wear and tear of a swimming pool is pretty easy to spot. However, an experienced professional knows where to look for more serious, underlying deterioration. They are able to identify structural issues, poor quality interior materials, and where to make repairs or replace certain materials. 

An inspector will look at the quality of the interior plaster or tiling of the pool. They will also look at the integrity of tiles at the pool’s waterline to ensure the pool is still fully waterproof. They will also assess the surrounding coping and decking.

If the swimming pool design is a little more elaborate, this means there’s more to inspect. Some important features that require inspection are a spa pool, automated pool cover, multi-color LED lighting, water features, and the quality of an infinity pool edge. If the pool is also host to a tanning ledge or alternative purification system, these must be checked too.
